  • The upkeep and running costs of the community centre.

We provide a range of services and technology that enables you to live in your own home with a greater level of security and safety.

Lifeline Alarm System

All of our properties are fitted with a lifeline alarm system that can be activated at the press of a button to alert someone that you need help. This system is monitored 24/7 which means that help is always available.

If you require help then the call monitoring team will be able to coordinate the necessary response, whether that is alerting family or calling the emergency services.

This is included within your service charge.

Morning Call

Our scheme managers provide a morning call to all residents who require one. This is to check your welfare and provide any help or support that you may require.

Responder Service
All our resident have access to a dedicated responder service which is available to provide 24/7 assistance if your family are unavailable. They will check you and your home are safe and secure, and provide comfort and reassurance.

If you have fallen and are uninjured but need help to get back up, the response team are equipped with specialist lifting equipment to get you back on your feet safely and with dignity. The key benefits of this service are:

  • Personnel are fully trained to provide specialist lifting and injury assessment.
  • All responders have enhanced Disclosure and Barring Service (DBS) clearance.
  • The service is Dementia Friendly.
  • The average time it takes for our responders to be with you is just under 35 minutes.

Service charge

Our Not-for-Profit constitution ensures that our focus is on delivering this.

Management fee

The management fee covers a multitude of costs that are absorbed/incurred by Fairhaven Housing Association in the provision of its services, these are essential business infrastructure costs which would be incurred by any organisation.

What does the management fee include?

  • Staff training.
  • Professional advice.
  • Postage and stationary.
  • Vehicles and travel expenditure.
  • Bank charges.
  • Staff uniforms, workwear and protective clothing.
  • Senior management salaries.
  • IT equipment, infrastructure, software licences and support.

Transparency

We ensure that our budgeting and accounts are clearly formatted and distributed to all residents. We hold annual budget meetings to discuss the current expenditure and budget for the forthcoming year, this provides all residents and family members an opportunity to scrutinise the accounts.

Property owners receive a set of audited accounts for their development within 6 months of the financial year end.
